Start Here guide
What each document is for, which proposal to use for which job, how to fill one in, the sample math written out so you can check your own, pricing and follow-up habits, a before-you-send checklist, and the state rules the templates leave to you (deposit limits, required notices, lead-safe work).

Remodel / Renovation Proposal
6 pages. Cover letter and at-a-glance box, project understanding (what you asked for, what we saw, what the price is based on), scope in 7 phases, what is included in every phase, exclusions, allowances table with quantities and choose-by dates, price summary with add and deduct alternates, payment schedule tied to finished phases, schedule in working days with target dates, changes and hidden conditions, warranty, general terms (including late payment, pausing work and ending the agreement), and an acceptance page with the options to check and signature blocks. Sample: a $64,850 kitchen remodel.
- 3
New Construction / Addition Proposal
7 pages. The same structure as the remodel proposal (cover letter, project understanding, scope by phase, what is included every work day, exclusions, allowances, options with a worked example, payments, schedule, changes, warranty, general terms, acceptance), plus a who-provides-what table (drawings, survey, permit, impact fees, utility locates, builder's risk), unit prices for unknown site conditions (rock, unsuitable soil, deeper footings, rot at the tie-in), a 7-draw payment schedule you can match to a lender's draws, and a schedule in weeks. Sample: a $148,500 primary suite addition.
- 4
Repair / Service-Call Proposal
1 page. What we found (with moisture readings and photos), numbered repair lines with prices, service visit fee credited on approval, an optional upgrade, time on site, deposit rule, what is not included, warranty, a line for attached notices and a two-party signature block.
- 5
Scope of Work & Exclusions Library
8 pages for your own use. Ready-to-paste scope lines and exclusions for general conditions, demolition, framing, drywall, painting, flooring, tile, cabinets and countertops, electrical, plumbing, HVAC, roofing, decks, concrete, and windows and doors, with a one-line tip for each trade and five rules for scope lines that hold up.
- 6
Allowance Schedule & Selection Sheet
3 landscape pages. Part A: allowance schedule with what each covers, quantity and unit price, choose-by date and where to shop. Part B: selection sheet the client initials line by line. Part C: allowance reconciliation that adds handling on overages, credits underruns in full and becomes a signed change order.

Proposal Follow-Up Letters (3)
A one-page guide for you, then three client letters: day 2 to 3 (did it arrive, offer a walk-through), day 7 to 10 (questions to ask every bidder, pointing to where your proposal answers them), and before it expires (ask for a decision, offer to adjust scope, ask why if you lost). Each letter has a short email or text version, and the guide page has a table of the section numbers to use with either proposal.
What you can count on
- Three proposals for three kinds of jobs: remodel, addition or new construction, and repair
- Scope written by phase, so the payment schedule follows work the client can see
- Exclusions and a hidden-conditions clause: you stop, show the client and price it before doing extra work
- Allowances with quantity, unit price and a choose-by date, plus a reconciliation that becomes a change order
- Add and deduct alternates, so a client can reach their budget by choosing instead of asking for a discount
- Unit prices for rock, soil and rot on additions instead of padding the base price
- Scope library with ready-to-paste lines for 15 trades
- Worked sample whose totals, payment amounts and schedule dates add up; client initials in the remodel and addition proposal footers; signature blocks set to stay together on one page

Before you buy
Can I edit them in Google Docs or Pages?
Yes. Upload a .docx to Google Drive and choose Open with Google Docs, or open it in Apple Pages. The documents use standard fonts, tables and highlighting, with no macros or form fields. Every document also comes as a PDF.
Do the totals update when I change a price?
No. These are Word documents, so totals and payment amounts are typed, not calculated. The Start Here guide writes out the sample math for each document so you can redo it with your numbers. If you want the math done for you, the Contractor Estimate & Bid Template is a spreadsheet that builds a proposal from your estimate.
Which state are these written for?
None in particular. They are state-neutral, with a [State] placeholder for governing law, and they do not cite statutes. Some states limit deposits or require specific notices in home-improvement contracts, such as a right-to-cancel notice. The Start Here guide lists what to check and each proposal has a line for attaching notices.
Is this legal advice?
No. These are templates, not legal advice. A signed proposal can become a binding contract, so have an attorney licensed in your state review your final version, especially the payment, warranty, dispute and notice terms.
How do I get the files?
Instantly after payment: a download page opens and the link is also emailed to you. The ZIP holds the Word files, a PDF of each and a Start Here guide.
What if it is not what I need?
Email us within 14 days and we refund you. No forms, no questions.
